Solar panels and the end of net metering

On 1 January 2027 the Dutch net metering scheme (salderingsregeling) ends. After that, electricity you feed back into the grid can no longer be offset against what you use. Solar panels still pay off, but you benefit most when you use the power at the moment it is generated. Think of running the washing machine and dishwasher during the day, or adding a home battery or EV charger.

What does the asking price mean per month?

On top of the asking price of € 645.000 k.k. (kosten koper) you pay 2% transfer tax, plus notary, valuation and advice costs. The asking price is above the limit for the first-time buyer exemption, so first-time buyers pay transfer tax too. Your monthly cost depends on income, savings, interest rate and mortgage type. Ask an independent mortgage adviser to calculate your gross and net monthly payments.

With label A, many Dutch lenders offer a lower interest rate for energy-efficient homes, and the energy label counts towards how much you can borrow. Ask your adviser about the current conditions.
